Services

Eight disciplines. One advisor.

From single-suite tenant rep engagements to multi-asset portfolio mandates, our practice is built around a small number of services that we execute very well.

Tenant Representation

Find the right space, negotiate the right terms, and avoid the lease pitfalls that quietly cost growing companies six and seven figures.

Our tenant representation practice serves growing companies that occupy between 2,000 and 250,000 rentable square feet across Greater Orlando. We act exclusively for the occupier — never the landlord — so your timeline, your headcount plan, and your balance sheet drive every recommendation.

Landlord Representation

We work with owners and institutional landlords across Central Florida to lease vacant space, renew incumbents, and protect the long-term value of the rent roll.

A vacancy is a daily cost. Our landlord representation team builds the marketing campaign, the leasing collateral, and the prospect funnel each property needs — then handles inbound qualification, tours, RFP responses, and final negotiations.

Investment Sales

We advise private capital, family offices, and institutional buyers on the acquisition and disposition of office, industrial, retail, and mixed-use assets across the Orlando MSA.

Every investment sale starts with a written underwriting view — base, upside, and downside — that aligns the team on price discipline before the market is engaged. We then run a structured marketing process designed to surface the best-qualified buyer rather than the most aggressive headline number.

Office Leasing

Office demand has fundamentally reshaped after 2020. We help occupiers and owners read the new market — and structure leases that hold up across cycles.

Office requirements today range from 1,500 SF heads-down team rooms to 60,000 SF corporate floors. We work across the full size band and across all four major Orlando submarkets, with deep relationships at every Class A building.

Industrial & Logistics

Central Florida is one of the fastest-growing industrial markets in the Southeast. We help distributors, manufacturers, and 3PLs find the right ceiling height, dock count, and clear-span footprint for their operation.

Our industrial practice covers space requirements from 5,000 SF flex up to 500,000 SF bulk distribution, with particular depth in the Airport, BeachLine, and Apopka submarkets.

Retail Leasing

Retail real estate has consolidated around proven trade areas and proven operators. We position centers — and place tenants — using current traffic data, demographic overlays, and category co-tenancy.

We work with restaurant groups, regional service retailers, fitness concepts, and medical-retail operators on site selection, lease negotiation, and store-fleet planning across the Orlando MSA.

Portfolio Advisory

Companies with three or more leased locations rarely have a single strategy across them. We build the playbook — and execute against it lease by lease.

Our portfolio advisory practice serves regional and national occupiers with multi-location footprints in Florida. We maintain a master lease abstract, track every option date, and recommend hold-renew-relocate decisions 18 months ahead of each expiration.

Site Selection & Relocation

Whether you are opening a new Orlando location, consolidating two offices into one, or relocating from out of state, the work is the same: pick the right submarket, the right building, and the right deal structure.

We work with companies relocating to Florida from the Northeast, Midwest, and West Coast — and with Florida companies expanding into new submarkets. Every engagement begins with a written set of decision criteria so the team avoids 'falling in love' with the first beautiful tour.
